Siding fails from the inside out. By the time damage is obvious from the curb, moisture has usually been moving behind the panels for a while.
1. Warped or buckled panels. Heat expansion is normal; permanent waves mean the fastening or the substrate has failed.
2. Soft spots. Press firmly on the wall. Any give means the sheathing underneath is wet.
3. Bubbling paint or wallpaper inside. Interior finish problems on an exterior wall almost always trace back to the envelope.
4. Fungus, mildew, or dark streaking at the seams — a sign water is sitting where it should be draining.
5. Rising cooling bills with no other explanation. Failed siding and missing house wrap let conditioned air escape.
6. Repeat repairs. If you have patched the same elevation more than twice, replacement is cheaper over five years.
7. Fading and chalk. Cosmetic only, but if you are already unhappy with how the house looks, replacement solves both problems at once.
If you see one of these, a repair is often enough. Three or more on the same wall and you should be pricing a re-side.
